PROGRAMMING / STRATEGIC PLANNING

 

· Analyze shortcoming of existing facility/ project future needs

· Prioritized location analysis including: geographical issues, tax and financial issues, company image, parking, transportation and public transportation issues

· Technology needs analysis - computers, phone systems, data services, security, etc.

· Programming - Explore opportunities for improved operations enabled by a new facility; layout concepts

· Programming - Evaluate full office, open office systems and "hotelling" concepts and/ or combinations

· Determine square footage and configuration requirements; layout testing

 

· Prepare project timeline

 

· Prepare project budget

CLIENT (TENANT) REPRESENTATION

· Visit and test real estate broker’s list of available properties against program, space affinity needs, and cost criteria

· Review leases for content (attorney to do legal review)

· Selection , contracting and coordination of facility space planner / architect / interior designer, as applicable

· Set finish standards and approve finishes and colors

 

· Review and approve construction documents

· Purchase, lease, or refinish furniture / systems furniture

· Analyze and purchase new office equipment, computers, etc.

· Assure building permits and other agency approvals are handled in contractor contract

· Select bidding contractors and bid Construction work

· Construction observation and change order negotiation

 

· Monitor project schedule and adjust

· Prepare "punch lists" and approve for occupancy

· Coordinate invoice approval and payment processing

MOVE MANAGEMENT

 

· Assist in selecting and contracting with moving company

· Coordinate telephone company service, data system,  and utilities

· Prepare an employee move handbook for new space

· Prepare a move plan enabling minimal disruption to old operations and new location during transition (incl. security)

· Prepare for staff office keys, building keys, and security card distribution
