The Recession - Challenges, the Near Future, and Compliance
Although the recession has dramatically reduced the development, design, and construction of new buildings, a few important issues remain:
- Accessibility Litigation for noncompliant multiunit housing under the Fair Housing Act and for public accommodations under the ADA have not slowed down. - Many real estate experts see a new phase to occur in 2010 - Acquisitions of buildings, some not completed construction, from distressed owners. E&A does due diligence ADA / FHA / Accessibility Code surveys and plan reviews during your due diligence period, so there are no big financial surprises. This is performed at the same time as your other building condition survey work would be performed.
- Designed but not constructed projects - Are you an architect taking over the design from another architect, due to new ownership, which presents many challenges and liability issues? At least we can help reduce your exposure with a plan review of the original plans, so they can be corrected by your firm before construction.
